As well as carrying out the repairs you report to us, we run a programme of planned works. This allows us to keep your homes in good condition. It also gives us better value for money when we complete similar repairs on a number of homes at once..
Planned works can include the decorating we do to the outside of the property and the communal areas inside. It also includes the replacement of boilers, kitchens and bathrooms.
2021/22 Planned Programme
- Here at Westway Housing Association we are committed to the effective and proactive asset management of all our properties and we operate a programme to keep them safe, sound and presentable.
- Each and every year Westway is committed to keeping our residents informed throughout planned cyclical works, minimising disruption by combining works where practical possible, and ensuring that all cyclical contracts are effectively monitored by our maintenance staff.
- Maintenance would like to outline the indicitive 2021/2022 programme which we intend to deliver in the coming months.
Planned Works
Westway HA hold information on all our properties, this is called a stock condition survey and this helps us plan our programmes annually and these are approved by Board and TCM.
Following successful tendering of the work the maintenance team appoint contractors to carry out planned work such as painting the outside of your property, gas boiler exchange, replacement windows or replacing kitchen and bathroom as part of our planned and cyclical maintenance programmes.
Whether you live on an estate or in individual units Westway HA keep your building in a good state of repair, we shall repaint external woodwork (such as windows, doors, fascia and soffit board), painted render and shared / communal areas on a regular basis. We also carry out repairs to the outside of the property and inspect and repair roofs if necessary.
When non-urgent repairs arise, we may decide to wait and include them in future planned or cyclical maintenance programmes.
The maintenance team make sure that our buildings are in good order this is very important to us. If you live on an estate, you can expect our staff to carry out regular inspections and maintenance. Your housing officer will regular visit your estate and can answer any questions or concerns you might have.
